Fire Risk Audits

The Regulatory Reform (Fire Safety) Order 2005 came into effect in October 2006 and replaced over 70 pieces of fire safety law. The legislation applies to all non-domestic premises in England and Wales, including the common parts of blocks of flats and houses in multiple occupation (HMOs).

The law applies to you if you are:

  • responsible for business premises
  • an employer or self-employed with business premises
  • responsible for a part of a dwelling where that part is solely used for business purposes
  • a charity or voluntary organisation
  • a contractor with a degree of control over any premises
  • providing accommodation for paying guests
  • Under the FSO, the responsible person must carry out a fire safety risk assessment and implement and maintain a fire management plan.

CIPFA Property has developed a highly efficient and cost-effective methodology for collecting Firs Risk data using PDA's

CIPFA Property carry out risk assessments in accordance with PAS 79:2007 Fire risk assessment. This is guidance and a recommended methodology is a comprehensive Publicly Available Specification (PAS) that gives a nine-step structured approach and corresponding documentation for conducting and recording significant findings of fire risk assessments.

The nine steps include obtaining the relevant information, identifying the hazards, considering the appropriate control measures, reviewing the fire protection measures, assessing fire safety management and much more.

The risk assessment that is carried out will help ensure that the fire safety procedures, fire prevention methods and fire precautions (plans, systems and equipment) are all in place and working properly and should also identify any issues that need attention.
